Mount Greylock rises to the southwest. The Hoosac Range walls off the east side, where Route 2 swings through the Hairpin Turn. Very little ground in the city is flat. Most houses are cut into a hillside, so one side of the foundation is buried and the other stands open. Driveways climb. Snowmelt and heavy rain move downhill fast, and they take soil with them. North Adams sits in limestone and marble country. Natural Bridge State Park in the city holds a white marble arch that Hudson Brook cut out of the bedrock. The Berkshire County soil survey maps shallow soils across these uplands. Farmington soils formed in till from limestone and reach bedrock inside twenty inches. Taconic soils formed on phyllite and are just as shallow. Both carry a lot of stone. On a hillside lot that means a bucket can hit ledge two feet down. We price and plan the dig knowing the rock is close.
Slope is the other constant. The city ordinance treats anything at fifteen percent or steeper as a slope job. Fill, excavation or a new structure on that grade has to meet the erosion control rules. Bare ground has to be stabilized within two weeks of final grading. That matches how we work anyway. On a steep lot we cut the job in benches and keep the open face small. Stone and silt fence go where the runoff wants to run. The Hoosic River flood chutes handle the valley. Everything above them is your dirt until it leaves your land.
Drainage is the first call on most of these lots. Runoff off the hillside reaches a foundation that was built before 1940 out of stone or block. We dig a french drain at the footing and give the water a real outlet downhill. Regrading the surface away from the house does the rest. Driveways are the second call. A gravel drive on a North Adams grade washes out every spring. The fix is a crowned surface over a real base, plus a culvert where the water crosses. We rebuild the base instead of dumping new stone on a rutted one.
Septic work belongs to the outer roads. Massachusetts runs septic under Title 5. A new or replacement system needs a soil evaluation and a permit from the North Adams Board of Health. Shallow soil over ledge is what usually drives the design. We install septic systems and repair them, and we dig to the engineer's plan. On the rest of the property we clear land, mulch brush and cut in a level building site. We also excavate for retaining walls, and we plow snow from November through March.
